Qatar's commercial market runs from fitted offices in West Bay towers and shell-and-core floors in Lusail, to ground-floor retail beneath residential podiums and logistics space in the industrial areas south of Doha.
Each of those segments prices on something different — a floor plate on prestige and view, a shop on footfall, a warehouse on power and clear height — so comparing them on rent per square metre alone will mislead you.

West Bay remains the established corporate address, with Msheireb Downtown offering newer low-rise stock. Lusail's Marina District is where most new supply is arriving, and Energy City serves the sector it is named for.
Fitted floors arrive with partitions, ceilings and cabling in place and suit tenants who need to move quickly. Shell-and-core is cheaper per square metre, but the fit-out, approvals and timeline become yours.

Plan on roughly 8 to 10 square metres per desk once meeting rooms and circulation are counted, then decide how much growth to carry. Check whether a quoted area is usable or gross — the gap between the two can be a tenth of the floor.
Ground-floor retail in residential towers trades on the footfall of the building above it, while showrooms on the arterial roads trade on visibility. Rents differ by a wide margin between the two.

Storage and light industrial space concentrates in Birkat Al Awamer, Al Wukair and the Industrial Area. Units are priced per square metre, with power capacity and clear height usually deciding the shortlist.
On top of the rent, expect a service charge covering common areas, chilled water and security. Fitting out a shell floor takes months rather than weeks once approvals are counted, so negotiate a rent-free period to cover the works.

Your lease has to match the activity on your commercial registration, and some free zones and financial centres run their own leasing rules. Confirm the permitted use of a unit before you sign anything.
